Wouldn’t it be nice if one gas company could take care of everything?
I’m talking about all of annual gas safety checks, EPC, PAT testing AND any repairs you need carried out on your appliances. Unfortunately, a lot of Edinburgh companies run quite small operations, and I often get calls from clients and landlords asking if we can finish the job where another company has left off.
After all, to carry out EPC checks and PAT testing requires having to pass extra exams, and can mean a little more investment -whereas other companies may not always be qualified to carry out the repairs you need. Some simply feel they do enough as it is.
The good news is that it IS possible to have one just company cover you for all of the above, if you know where to look. Below, I’m going to tell you everything you need to know.
The benefits of a one-stop solution
What we’ve noticed in recent years (and even more so with tighter regulations now in place) is that landlords are increasingly looking for a one-stop solution, knowing that everything can be taken care of and entered into a diary for future.
Also, many like the idea of one regular monthly payment that can give them ultimate peace of mind in terms of annual servicing as well as to cover any repairs and call-outs. Knowing one company has got your back for everything above can give you one less thing to worry about, so you can concentrate on the important things.
Imagine you call out, say, three different companies – that’s going to mean three different charges, and it also brings with it all the hassle of trying to organise three different appointments and ensuring they have access to the building. Having just one company do the work can cut down on time and save you about 40% – 50%.
Always check with a company first
The best advice I can give you is to check with a Gas Safe registered heating company BEFORE agreeing to any work. Make a few phone calls, and check the company’s website first.
You should ensure the company is able to:
- Conduct your annual gas safety check and service
- Issue your CP12 certificate
- Certify other appliances (if necessary)
- Carry out PAT testing
- Issue an EPC (if necessary)
- See to any repairs you may need
- Send reminders of when your next checks are due
You should also ensure they are willing to provide you with a fixed price quote should you need any work done – and if they can offer a service or maintenance contract, all the better!
TIP: Usually if you’re paying a company to take care of everything via one monthly plan, they will make an extra effort to ensure your checks are carried out on time.
Be aware of your obligations
Recently, we’ve had requests for a complete service by a few savvy landlords who know they can save a bit of money and hassle by going to just one company. However, not everyone’s been so clued-up on the subject.
Upon speaking to new landlords, some of them haven’t known the full extent of their obligations, and soon became rather stressed when they learned all they had to do. When we explained we could take care of everything for them and even provide a monthly service plan to incorporate everything, they were so relieved.

Great news! You CAN get everything taken care of by just one heating company, so you’ll never have to worry about missing your annual checks again – plus, you could even save 40% – 50%! Just remember to do your homework first, and either check on a company’s website or give them a call before agreeing to any work.
